Project Management Services & Fees

According to www.checkatrade.com around 90% of un-managed renovation projects overspend by an average of 20% or more. That is a significant amount when you are spending several hundred thousand pounds. â€‹â€‹A well-planned, closely managed renovation can reduce this risk of overspending dramatically. By staying on top of the numbers and managing the team, I can ensure your investment is protected. In many cases, professional project management more than pays for itself through efficiency, avoided errors, and reduced delays.

 

The amount you need to budget for a project manager will vary from project to project and will be dependant on the following factors:

  • The scale and complexity of your renovation

  • How much you’re spending on your project

  • The amount of support you need - Level of involvement in the project (pre-site and on-site)

  • The property location

  • How often the project manager needs to visit your property​

  • Construction approach (using a single construction company or multiple individual tradespeople)

  • Length of programme for the project

I offer a fixed rate for each stage of the project OR a percentage of the overall spend on the renovation. The fee could vary from 5% to 20% of the total spend depending on the scope of services and the above factors, and would be agreed on a project by project basis.

 

My services would be split into pre-site work and on-site work as detailed below. The whole process would follow the RIBA Plan of Work which can be downloaded here for reference.

Pre-Site Services :

  • Preparatory works including taking an initial briefing, identifying planning requirements, identifying project risks and early budget assessment

  • Arrange site surveys

  • Prepare outline programme 

  • Assistance with appointing design consultants

  • Organising and reviewing designs

  • Pulling together costs and planning budgets

  • Pulling together a robust tender package

  • Assist with tendering and contractor selection

  • Assist with appointing main contractor and signing contract documents

  • Independent on-going client-side advice

(usually charged monthly for an agreed amount of support)

  • Contract Administration - This involves issuing instructions for variations to the contract, often due to design changes or omissions. It can also include confirming an extension of time to the contract programme due to bad weather or additional work being requested. Keeping control of and documenting these changes is key to ensuring a smooth, conflict free process and ensuring you are legally protected.

  • Manage the budget and provide regular updates

  • Site attendance to assess progress

  • Assist with answering queries and advise on options to help inform clients decision making

  • Programme management

  • Ongoing team coordination​

  • Day-to-day problem solving – Inevitably issues will arise once works start on site that will need to be quickly assessed and addressed to avoid affecting the programme. I will ensure a practical and cost effective solution is found quickly that aligns with your goals

  • Independent on-going client-side advice
